Our firm provides a broad range of estate planning services ranging from drafting wills and trusts to assisting clients with complex and sophisticated strategies involving wealth planning. Loss Mitigation
Our firm offers its lender/servicer clients a wide range of loss mitigation services on a national basis. Loss Mitigation is one of several processes designed to minimize the damage caused by defaulting mortgage loans, and is aimed at preventing foreclosure and lessening the damage incurred by both the lender and the borrower through loan modifications (a modification of loan terms that will allow the borrower to get back on track and stop foreclosure), short sales (whereby the borrower is allowed to sell their home, and the lender accepts the sales proceeds as full payment for the loan, even if the selling price falls short of the mortgage balance or the home’s fair market value), or a deed-in-lieu of foreclosure (where the borrower conveys all interest in a real property to the lender to satisfy a loan that is in default and avoid foreclosure proceedings).
We are prepared to advise and assist our lender/servicer clients through the entire loss mitigation process, from basic recording of documents in every recording jurisdiction in all fifty states, to evaluating the viability of each loss mitigation option from a legal and title perspective, and preparing the necessary legal documents to achieve the desired outcome. IAR Law has also created a client accessible database whereby our lender/servicers can review the status of its loss mitigation files remotely 24 hours a day, 7 days a week.

IAR Law represents individual buyers and sellers, builders, realtors, developers, corporate businesses and lenders involved in all types of residential and commercial property transactions. Our depth of experience encompasses everything related to the sale, financing and acquisition of real estate.
Working with our Corporate Business and Banking Department, we represent commercial lenders and borrowers in conventional mortgage financing. We represent developers of residential, commercial and industrial subdivisions, office parks and buildings, including residential and commercial condominiums. We also represent both landlords and tenants in commercial leasing.
Our real estate attorneys are experienced in all aspects of real estate development, such as zoning, environmental, subdivision and related permitting. With the assistance of our Litigation Department, we litigate and defend such approvals before local and state administrative agencies and courts.

IAR's trained mediators provide clients headed for divorce with mediation alternatives to the more contentious litigation process. Our neutral and impartial mediators help clients to identify and work through all of the issues relevant to separation -- spousal maintenance, equitable distribution of marital property, child support, and parenting (custody) -- and to reach a resolution best suited to each party's personal needs and unique family circumstances. Through mediation, couples are able to avoid the "win or lose" mentality of the courtroom and reach a mutually satisfactory divorce agreement without spending the large amounts in legal fees often required by conventional divorce litigation.
